The pre-launch / Due Diligence is the critical step to assess a building before numa signes a long term contract with the property owner. To avoid technical and operational cost after having signed a contract, the Due Diligence team visits properties during the pre-signing stage. To identify potential future costs related to the infrastructure from a technical and operational point of view.
In addition to the visit and the reporting the team assesses how much budget should be invested to make the property a numa product. If that is done and numa decides to go ahead with renting the property, the DD-Team is in the pivot point between, real estate, interior design, operations and the launch departments. Often it also includes communicating or negotiating with the property owner in order to assure a smooth preparation for the launch team.

We assess a maximum number of deals across several cities such as Barcelona, Berlin, Madrid, Milan, Munich, Sevilla and Vienna just to name a few!

Deepen your technical knowledge and and gain vast knowledge of hotel real estate, contract negotiation and deal feasibility
Take the lead in topics related to the technical due diligence assessing ICT, mechanical and electrical building conditions
Provision of multiple opportunities to design and create structures and processes for the due diligence function
Exposure and exchanges with various departments such as real estate, interior design, launch, and the legal department
Travel independently to assess current and future numa properties
Learning of behavioural skills: Emotional intelligence, independence, self-awareness, patience, conflict resolution, attention to detail, resilience & confidence.

Evaluate the quality of the property from a technical, infrastructural, architectural and environmental point of view
Assessment of the building and its building services during a site visit
Building (including structure, building envelope and interior and exterior areas)
Building services (e.g. heating, cooling and building ventilation)
Electrical: high- and low-voltage, fire protection
Maintenance and inspection
Mechanical: air conditioning, plumbing and drainage, lifting apparatus, solid, liquid and gaseous fuels, renewable energies, etc.
ICT: Telecommunications, home automation, building automation, security
Evaluate documents made available for review
Understand and enhance floor plans, mechanical and electrical drawings to assure efficiency and operational longevity
Improve existing processes and templates to accurately report red flags on project management tools
Create detailed due diligence reports for the senior leadership, real estate, interior design, and the launch team to take informed decisions and actions
Negotiate open points with the landlords and convert agreements into legal appendices for the lease contracts
Create detailed deal presentations for the Senior Leadership Team and a source of truth for launch and all operational departments after signing
Supporting with ad-hoc administrative, operational & project management tasks when required.
Higher technical education (technical engineering, technical architecture or building technology)
Understanding of construction works to detect structural, mechanical and ICT deficiencies
Tech savvy and eager to learn new softwares to enhance processes, communication and data collection
Willing to travel extensively to visit properties all over europe
Language skills: Proficient in English and German. Spanish is a plus.
Know-how of G-suites, Asana and technical drawing software such as revit.
Resilient with the ability to prioritize tasks under pressure while working on several projects.
